Six stages, each with clear deliverables, quality checks and a payment milestone. You always know what is happening, what comes next and what it costs.

Week 1

Consultation & site visit

We meet at your plot, take measurements, check road and drain levels, note neighbouring buildings and discuss your needs, budget and timeline.

Weeks 2–3

Planning & 3D design

Vastu-aware floor plans and elevation options, developed into photoreal 3D renders. We revise until you are happy with how the home will look and work.

  • Floor plans for every level
  • 3D elevation, day and evening
  • Interior concept renders (if in scope)

Week 4

BOQ, agreement & approvals

Structural design and working drawings are prepared, and every item is priced in an itemised BOQ. We sign a clear agreement and support the sanction submission.

Stage-wise

Structure

Excavation, footings, plinth, columns, beams and slabs. Reinforcement is inspected before every pour, and concrete is sampled for cube tests.

Quality checks

  • Rebar spacing and cover before pour
  • Slump test on site, cube test at 7 and 28 days
  • Curing log for every slab

Stage-wise

Masonry, services & finishes

Walls, concealed plumbing and wiring, plaster, waterproofing, flooring, doors, windows, paint and elevation work, followed by interiors if included.

Quality checks

  • Plumbing pressure test before tiling
  • 48-hour ponding test on terraces
  • Insulation test on electrical circuits

Possession

Snagging & handover

We walk the home with you, list every snag, fix it, deep-clean the house and hand over the keys with all the documents you need.

Payment schedule

Pay as the work is done.

Payments are linked to completed, inspected stages, never to dates alone. A typical schedule for a new home is shown here; your agreement sets the exact percentages.

Cost depends on built-up area, number of floors and the specification level. After a site visit and drawings, we give you an exact quote as an itemised BOQ, with every material, brand and rate listed. Request a quote.

A ground-floor home typically takes 6–8 months and a G+1 home 8–10 months, depending on area, specification and weather. Your agreement includes a stage-wise schedule.

Yes. We prepare the sanction drawing set and support you through submission to the local authority. Government fees are paid directly by the owner.

Small changes are usually possible. Anything that affects structure, cost or schedule is recorded as a change order with its price and time impact, and goes ahead only after you approve it.

Yes. We review the drawings, prepare a BOQ from them and build to them. We can also produce 3D renders from your architect's plans.

Yes, for new and existing homes and apartments: a single room, a kitchen, or the whole house.

You get weekly photo updates and site notes from your project manager, and you are welcome to visit the site at any time.
